Moving into a new home is an exciting time, but it can also prove quite stressful. If you're preparing to make a big change, read through our moving checklists for answers to many of the questions we frequently hear from our tenants. Move-in Checklist

First Month's Rent & Security Deposit

You'll need to pay your first month's rent and your security deposit at the lease signing. If any other deposits or fees are due, these must also be paid at the lease signing.

Move-in Date & Inspection

We'll provide detailed move-in information at the signing. If any inspections are needed, we will advise you as necessary.

Utilities

Your utility accounts must be immediately placed in your name. Take care of this promptly to avoid outages or administrative fees.

Move-out Checklist

Written Intent to Vacate Notice

Provide written notice of your intent to vacate to your rental property. You'll need to refer to your lease to determine the original lease-end date. If you have any questions about leaving your home earlier than anticipated, speak with a member of our management team.

Property Condition

Before returning the keys, your home must be brought back to rent-ready condition. This includes the following:

  • Rental Cleaning: Your home should be cleaned before you return the keys. Please be sure to remove all personal belongings and garbage, wash down walls and hard surfaces, and sweep, vacuum, and mop floors. In the kitchen and bathrooms, please take extra care to sanitize work surfaces and appliances.
  • Landscaping & Outdoor Areas: Landscaping chores should be handled as usual before leaving the property, including mowing the lawn.
  • Repairs: Any and all damage that occurred during your stay must be taken care of before leaving. Replace burnt lightbulbs, repair broken glass, and patch screw and nail holes.

Security Deposit

Your security deposit serves as protection against damage that occurs during your lease. We will perform a final inspection after you vacate the premises, which allows us to identify damage. If we find anything beyond general wear-and-tear, we will schedule a repair visit and deduct the costs from your deposit.

The remainder of your deposit will be returned to as quickly as possible.
